The leader in luxury residential construction, ARTEX ENGINEERING JSC, is building a pilot project in partnership with the international company Billa on "Alexander Malinov" Blvd and "Andrey Lyapchev" Blvd.
There will not only be a building with remarkable modern architecture, but also wonderful apartments. Thanks to the project, "Mladost"1 will have parking spaces acting as a buffer parking lot in close proximity to the metro station. The green area, the majority of which will be publicly accessible, with landscaped walkways, playgrounds, climbing structures, and areas for children in disadvantageous situations, will cover 10,000 square meters. Currently, 75% of this area is covered in asphalt.
As a leading investor, ARTEX will build a kindergarten with a nursery and a children's therapeutic center with its own resources, which it will donate to the Municipality of Sofia (Mladost district).
The expected investment size in this social initiative of ARTEX ENGINEERING is around 5,000,000 euros.
"Sofia needs honest competitions and specialists with at least 20 years of experience, because the vision for the whole city requires professional expertise and vital maturity. Teams of professionals from all fields, from all levels of urban planning and construction are needed. Sofia would also benefit from experts from abroad, who would contribute with their new view, unaffected by the detrimental "local lobbying", says arch. Vesela Miryanova, CEO of ARTEX ENGINEERING AD.
Innovative creator arch. Miryanova is convinced that "prestigious" areas mean nothing more than "still undeveloped".
"Not only can we extract their potential, but we are obligated to. At the moment, we are focusing on the Slatina district, on Asen Yordanov Boulevard, where we will build a 75-meter building, "Height", among industrial and commercial buildings. It will offer landscaping well above the required standards: all roofs will be greened not only with turf, but also with trees. Along the two long facades are planned vertical gardens with tall trees as part of the shared spaces in the building. There will be extensive spaces for sports and public activities. We are confident that this construction fits into the long-term vision of Sofia municipality - the Slatina district, and will contribute to the improvement of this area. I expect the example set by "Visina" to be contagious," says the lady, charged with her energy and vision for beauty in the future of the entire company.
- A male profession. Construction continues to be considered a "male" business, what makes a woman feel confident in it?
- If it is true that there are "male" businesses, then every success of business women in them brings added value: young girls see that there is a field for their ambitions, education and talent; that they would be useful. They are convinced that they will be valued on merit and not underestimated based on gender. As for my own confidence, it comes primarily from my faith in God - the faith and awareness (conviction) that according to the gift each has received, we should serve others by it as good stewards of God's varied grace (1 Peter 4:10), i.e. let us only do Good and Useful deeds, filled with the high values of Life - Creator.
- As an architect with experience and personal style, do you have your own vision of how the Bulgarian capital should adequately present its thousand-year history? Now the topic of the ancient Serdica amphitheater has become relevant, probably some people learned for the first time that we have such a unique object.
- I perceive the city as something alive, dynamic and exciting, not as a stagnation space demonstrating our inheritance. The team of ARTEX strives for the spiritual-cultural imprint of our buildings to reflect respect for the past and strive for the future; to be a bridge between eras.
- Arch. Miryanova, the real estate market in our country continues to swell, triggered by the upcoming adoption of the euro - people rush to convert their money into properties. Is there a risk of it becoming difficult to find a newly built home in Sofia?
- Yes, there is. However, this problem is not related to the introduction of the euro, but rather to the fact that the vast majority of applications submitted by investors for permits for urban planning procedures and approval of Detailed Development Plans by the expert councils in the Department of "Architecture and Urban Planning" at Sofia Municipality, are being halted under pressure from the newly appointed chief architect Bogdana Panayotova. Correspondence returns with groundless allegations of missing documents (which were in fact filed) or non-compliance with laws (Spatial Planning Act) and regulations from the Ministry of Regional Development and Public Works and the National Building Control Agency, which do not reflect the truth, but are exactly the opposite. It is the duty of the administration to enforce the laws regardless of personal considerations. This not only wastes the time and energy of construction companies, but also limits the choice of quality housing. Prices are increasing for properties that actually do not meet the taste and requirements of clients.
- Have people's tastes and requirements changed, what is in demand?
-People want to live beautifully. Beautiful, healthy and comfortable. They expect not only the apartment, but also the building, its environment to radiate dignity, European confidence; to be a lesson in aesthetics, in a nature-friendly way of life for their children, to be a bridge between past, present and future. Nothing is unimportant in a residential building and every detail can surprise, teach and delight. What is increasingly sought after, valued and what our company has always been strong in: sustainability over time, guaranteed by planned maintenance and experienced management. The impeccable functioning of all installation systems in the building, the freshness of the greenery, the cleanliness - no compromises are made with them.
- Will the city grow high?
- And high, and wide, as befits a cosmopolitan, dynamic city. High-rise buildings densify the urban fabric, diversify the demographic composition, reduce energy costs, and optimize the use of urban transport. On the other hand, there is an increasing interest in projects on the outskirts of big cities, such as our eco-village “Ozarenie”, with single-family houses offering a life that is natural and peaceful “like in a village”, but in convenient connection with the city center.
- Climate change and prolonged heatwaves are apparently the new normal for us and for the whole of Europe. And it is well known that in the city center, temperatures can be even more extreme. What is the response of architects and builders? Are green roofs, light colors, special paints and plasters becoming a trend in future-oriented design?
- The essence of ARTEX's buildings is sustainability, energy efficiency, and healthiness. Green principles are not expressed through some superficial "eco-plastic", but are all-pervasive. The placement of building structures, the choice of materials and resources, the preservation and increase of greenery in new areas, and the use of vertical landscaping... We apply the best of the latest, and it truly amazes with its pace and advantages.
For example, the description of the glass in the best windows we install would have sounded like a fantasy years ago. It repels heat during the summer, lets in warmth during the winter, and changes color depending on the light flow...
However, I would like to remind you that humans not only adapt to the alarming climate changes, but also cause them with their behavior. I believe that our buildings support and encourage responsible consumption of resources by residents, as well as reducing harmful carbon emissions (we call it sustainable ARTEX construction).
- What else needs to happen in the smart cities of the future?
- Smart people working for smart cities do not perceive "smart" and "high-tech" as identical concepts. They do not necessarily seek a high-tech solution to a problem, which can be of any nature, including ethical. Let's take for example traffic. Yes, there are sensors, cameras and AI systems redirecting cars according to the traffic load; the traffic lights will also "become smarter". Will there be fewer cars? Smart cities do not deepen the problem in their quest to solve it. If we obligingly build parking after parking, if regulations for a minimum of 120 garages or parking spaces for 100 homes remain unchanged, if car lanes remain inaccessible for bicycles... Why not have a second, third, fourth car in the family?
Smart cities do not solve everything with "enlightening" taxes and fines. Payment for entering central zones, expensive parking lots... With these means, we only acknowledge that the city is subordinate to cars and can only reduce the harm they cause. But if the city submits its future to a different vision - green, humane - it will find the wisdom and courage to take initially unpopular but effective measures. Copenhagen routinely transforms car lanes into bike lanes. Anyone who has visited the Netherlands can see how people there take their children to school on bicycles, do their weekly shopping on two wheels... Paris has reduced its car traffic by tens of percentage points thanks to the closure of streets to cars, in order to encourage walking or cycling through them.
